Agreement to Terms. These Terms & Conditions (“Terms”) govern your access to and use of the website operated by True Deal Acquisitions LLC (“True Deal,” “we,” “us,” or “our”) and any related services we provide. By using our site or services, you agree to these Terms. If you do not agree, do not use our site or services.

1) Who We Are

True Deal Acquisitions LLC is a Florida-based real estate investment and home-buying company. We purchase residential and investment property for cash and may assign purchase rights to investor buyers. We are not a law firm, financial institution, or licensed brokerage and do not provide legal, tax, or financial advice.

2) Eligibility & Service Areas

Our services are intended for individuals 18+ located in the United States within Florida markets we serve. Service availability may vary by property type, condition, and location. We may decline service where unavailable or prohibited by law.

3) Submissions & Non-Binding Offers

  • When you submit property/address details, you represent that the information is accurate and that you have the right to share it.
  • Any cash‑offer range or estimate we provide is non-binding, subject to inspection, due diligence, title review, and market conditions. It is not an appraisal or guarantee to purchase or close by any date.
  • Transactions may involve assignments to partner investors or purchasers. We may market purchase rights to our investor network.

4) User Responsibilities

  • Provide accurate, current information and update it when necessary.
  • Do not use the site for unlawful, misleading, or harmful activity.
  • Respect our intellectual property and other users’ rights.

5) Communications & TCPA Consent (Calls/SMS)

By submitting a form or contacting us, you consent to receive calls and text messages at the number you provide, including marketing messages, using automated technology or prerecorded voice where permitted. Message & data rates may apply. Message frequency varies. You may opt out at any time by replying STOP; for help, reply HELP. Your consent is not a condition of purchase. We conduct business consistent with applicable federal, state, and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected class under Florida or federal law.

12) Disclaimer of Warranties

THE SITE AND SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON‑INFRINGEMENT.

13) Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, TRUE DEAL AND ITS AFFILIATES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, OR USE, ARISING FROM OR RELATED TO YOUR USE OF THE SITE OR SERVICES, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY FOR ANY CLAIM WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US$100) OR THE AMOUNT YOU PAID US IN THE PAST 12 MONTHS, WHICHEVER IS GREATER.

14) Indemnification

You agree to indemnify and hold harmless True Deal, its officers, employees, and agents from any claims, damages, or costs arising out of (a) your use of the site or services; (b) your breach of these Terms; or (c) your violation of any law or third‑party rights.

15) Dispute Resolution, Arbitration & Class‑Action Waiver

Binding Arbitration. Any dispute arising out of or relating to these Terms or the services will be resolved by binding arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules. You and True Deal waive the right to a jury trial.

Class Action Waiver. Disputes will be resolved only on an individual basis; class arbitrations, class actions, and representative proceedings are not permitted.

Opt‑Out. You may opt out of this arbitration agreement within 30 days of first agreeing to these Terms by emailing info@truedealhomes.com with the subject “Arbitration Opt‑Out.”

16) Governing Law & Venue

These Terms are governed by the laws of the State of Florida, without regard to its conflicts of law principles. Subject to the arbitration provision above, exclusive venue lies in the state or federal courts located in Tallahassee, Florida.

17) Limitation on Time to Bring Claims

Any claim or cause of action arising out of or relating to your use of our site or services must be filed within one (1) year after such claim or cause of action arose, or it will be permanently barred, regardless of any statute or law to the contrary.

18) Changes to the Site or Terms

We may update the site or these Terms at any time. Material changes will be posted on this page with a new “Last updated” date. Continued use after changes constitutes acceptance.

19) Severability

If any provision of these Terms is found unenforceable, the remaining provisions will remain in full force and effect.
